  • Acquired enough rentals to cover my anticipated living expenses once paid off
  • Used ‘debt snowball’ to pay down one rental at a time (5 year commercial notes, not my 30 yr fixed mortgages) using excess rental cash flow plus a little personal income
 

Old Mindset:

  • Planned to pay everything off in 3 years completely (above method would pay off about 3-4 rentals a year) then retire completely from my JOB.
  • Struggled with what to do with extra discretionary income; pay down rentals and buy myself more time in the form of early retirement?


After FOOM:

Completed Action Items:

  • Opened a large line of credit against my paid-off rental portfolio to invest in syndications
  • Mortgage note fund (similar to AHP but with a provider i’ve known and trusted for years) which pays the debt service on the line of credit draws used for syndications


Mindset Shift:

  • Realized I didn’t necessarily want to quit my high paid job entirely, but work reduced hours and have more time flexibility and freedom to not be a slave to my schedule (reduce to part time instead of quit)
  • Pay down of debt is equivalent to earning the same paltry rate as my rental mortgage interest rate
  • Decided to accelerate growth by shifting rental cash flow and personal discretionary income to higher yield investments (hard money lending and syndications). When they come full circle I can pay off my rental debts and have more cash left over.

If I cannot make a meeting due to work, is it possible for my wife to listen in and contribute in my stead?

Yes of course! We encourage members to have family on the call as investing is a family affair. A lot of our members prefer the recordings on the calls on 1.5x-2.0x speed LOL. If you have a burning question that is where you really want to get on the live calls. We encourage members to interact on the calls as much as possible because it highlights yourself as an active member so others want to connect with you.

  • Learn about syndications and place 100k in them (placed $250k). Also working on evaluating and potentially forming plans to move to REP status and quite w2 job.
  • Continue to invest in syndications and have my money work for me!

  • REP status for wife, and/or more confidence in other tax lowering strategies
  • Invest at least 25% of net worth in cash flowing syndication deals

  • Buy into 4 more rental properties and syndications

  • I will keep myself learning. My goal over the next year is to continue to invest in multi-family syndications and possibly invest in another single family home. Cash Flow from my primary job is my primary source of investment capital. I would also like to investigate additional WLI policies and Infinite Banking.

What is the time commitment? What time are the bi-monthly calls? How long is the overall duration of FOOM; I recall reading something about "graduating" from FOOM into Elder? 

Everyone in our group is very busy working professionals or successful entrepreneurs. We know you are busy and therefore the time commitment is 3-5 hours a month a couple hours to catch the live or replay calls and a few hours to concentrate on networking amongst the members so you get through everyone in your first year. You will not find a more quality group of quality people.
